New regulations make EV charging requests easier in strata developments

Effective as of December 6, 2023, British Columbia has implemented new regulations to facilitate the installation of electric vehicle (EV) charging stations in strata developments:

  • Request and Response Process: Homeowners can request EV charging station installation, with a mandatory response time of 28 days for strata corporations.
  • Electrical Planning Report (EPR): Strata corporations must obtain an EPR to plan for future electrical needs and upgrades, exempting stratas with fewer than five units.
  • Phased EPR Deadlines: EPRs are required by late 2026 for stratas in Metro Vancouver, Fraser Valley, and Capital Regional Districts, and by late 2028 for others.
  • Strata Property Act Amendments: The voting threshold for installing EV charging equipment has been lowered from three-quarters to a simple majority.

These regulations support BC's CleanBC Roadmap to 2030 and its low-carbon initiatives.
